I recommend finding an investor-focused realtor/broker - one who works primarily/solely with that buyer segment - so you can have a more targeted search that is valuation based and that comes with a host of other resources like lenders, insurers, inspectors, contractors. 

I'm curious if there's the potential to instead use the money to go towards the purchase of investment property, cost segmentation, and accelerated depreciation vs. just eating the tax bill.
