sometimes my licensed plumber has two offering : with unpermitted 5k with permit 10k, technically it is the same job by the same subcons….and he said if city ask permit later on , I will bill you 3 k later , so there are these model as well.

OTH, I think most of the seller financing issues are consumer driven, the banks never did have a slice of that market nor would or could they, and still can't.An HML type needs to be aware of such issues as they will be working closely with banks and will want a good reputation and working with the public, they had better keep fairness in mind as well.

Gen Z may be leading a revival in the trades. 1) In an aging population, the median age of electricians, mechanics, and plumbers is falling. 2) Vocational school enrollment is growing faster than at 4-year colleges.More young folks are considering the trades as a career.
