Tenants should be informed to clear snow around those openings to allow for proper functioning of the heating system.If you have oil or propane heat, then there must be access to the fill openings in case fuel delivery is needed.I also encourage that snow be removed from around the nearest fire hydrant, so that in the event of a misfortune such as a fire, that the fire crews aren't wasting precious time excavating the hydrant.But what I typically see is a run on the grocery stores, for items like milk, eggs and bread...

You can rewire a whole house down to the main connection faster than that.I can also tell you from my restaurant builds when I owned my pizza place.NEVER leave your check book anywhere on the premises or open the check book when discussing payments or fees for a job.They will look for how much you have (balance) and try to justify that much for a bill to milk you dry.Have a clause where if the work isn't completed up to standard and passes inspection and certification within a certain time frame for each day past the date so much is taken off the job price.This will keep them from being hot on your job and then jumping to a bigger job they land in the middle of yours.Having the inspection requirements and certifications makes sure they can't just slam in a junk job to finish it.I believe having a GC on site is critical to make sure jobs are completed right so you don't lose time tracking them back down to redo something or touch it up.On the partnership thing people even if on the same page starting out change down the line.You might all start out with the same goals but then want to take the business 2 different directions for a growth strategy.So talking upfront helps but will not solve all partnership changes down the line.My experience has been friends and family will burn you more than anything else.When you are business partners everything is based on the performance of the agreement.When you are best friends it's hard to remain objective and not be sympathetic to their problems.This often times puts the business especially at start up at a systemic risk for failure.Having family in management positions in the past really put me in a bad situation (restaurant business) .Had to make tough choices and never will do that again.Family is fine today but learned from that one.

There are a few points that need to be cleared up.With certain types of short sales such as FHA they give sometimes up to a 1,500 relocation assistance to the owner to move.I had one with the credit and it was used by the seller to cover back HOA dues so the seller still didn't get any money but would have if they didn't have the HOA cost.If she only owes 3 months of mortgage she can milk another year of free rent if she knows what she is doing.She can also do a loan modification to see if the new interest rate would give her a lower payment.Is she just on tile for the home or is also co-responsible for the mortgage note??

Before they could be processed for recycling, they had to be cleaned out So they used a hoe like tool to pull the "stuff" out and have it drop directly into a bio-hazard bag and then had it burned.

If it were me... after milking them for everything they'll give you, call them back and inform them that you are the owner and that the guy who has the property under contract has a non-assignable contract and that they are being jerked around.If nothing else, it may be a 'teachable moment' for the poor slob in the middle desperate to make a buck.

They have what I call "trash police" - city gov't employees who write citations for various trash violations; trash out too soon before pick-up date - violation and citation; trash contains a recyclable item - violation and citation.
