Really good wholesalers can offer buyers opportunities on terms as cash offers do not always solve the sellers problem.These are some things that make up a good wholesaler.

Telling sellers everything wrong with their house and justifying your offer with repair costs doesn’t build trust—it kills it.

They look to have some success with taking deals full-cycle and currently have a sun belt multi-property offering that I'm researching.

The asking price was 125,000 and after I did a walkthrough with my agent I offered 100,000 because the house needed some serious work done.

@Heather Luu first, make it more efficient by only worrying about deadbolts.There is actually very LITTLE additional protection a lock handset offers in addition to a deadbolt.On the properties we manage, we remove all keyed doorknobs and just use passage locks. 

There are a lot of websites that offer the course online, or if you have a college near you, they also typically offer a class that satisfies the pre-licensing requirement.

Being that rates are up it's another way to offer exatly what you mentioned; the chance to own for a couple hundred bucks more than renting.Thoughts?
