For a budget in the mid 100s, I'd look in the mid-west.

Prices for these condos around this area run between high end 300k and mid 500k. 

land has very little value if existing homes are selling for less than New build replacement costs. which is pretty much half of the US.. and especially in the mid west and rust belt areas.. building lots have value in dense urban areas where new infill is going on in a big way..

@Gabi Ashenden depending on your amount of down payment, I’m seeing rates in the high 6s and 7s for an investment property and high 5s, mid 6’s for VA loans.
