I would suggest taking out what's called a home equity line of credit and use it to invest in more real estate but make sure that you have a mentor that has done at least 100 times what you are planning to do and follow a strategy that works for you.

Using their own experiences and knowledge, a mentor may provide direction and assistance.

Hi All,I went through their consulting session. 

State LL/T laws got more strict last legislative session in various ways,   and the biggest risk going forward is that we will get statewide rent control similar to OR or CA.   

Start with Educate yourself, networking, Research, Consider Mentor etc.
