From the day she moved in she's been complaining about the smallest things(its been 2weeks); one blind missing roller, missing lightbulb in chandelier, requesting a new fridge despite having a working one(i purchased a new one), AC is not cool enough and i just updated the duck and system is less than 4yrs old.

One of the tenants moved in May 2018, on a 1 year lease, to one of the units.Since tenant moved in, I had to replace the washer/dryer twice (with refurbished ones).I also replaced the stove & fridge, within the last year, with the advice of my property management company.I also hired a professional/reputable property management company to help manage the property and that aspect has been going well.In June 2019, the tenant had a flood in the kitchen and the laminate floor was damaged significantly.

Remember, what may be obvious to you may not be obvious to your tenant who thinks it's acceptable to flush kitty litter down the toilet and who dips into your fridge and eats that brisket you were saving.

I’ve stayed in all kinds of STR’s and had things happen from time to time (i.e. fridges that flooded, large bugs inside the house when the house was in a tropical location, etc).I’ve always just chalked it up to “things happen”, and it’s never been enough to ruin a trip.
