It’s not a matter of there being actual damage to the unit but the tenant thinks we should drop everything and replace these within 24 hours of the occurrence.

(My current builders risk policy with NREIG doesn't cover ANY water damage at all, but we have a fire & water restoration business too, so I can handle that).We all know this already, but there's no free lunches in this world.

If my buyers walk then I will be forced to sue them for any monetary damages that will cause as well.

@Stewart J berry tenants may not regularly seal granite, wipe up dark liquids fast enough or use trivets and cutting boards — think raw chicken soaking into your counters — so we’re fine with laminate countertops, hygienic and cheaper to repair/replace if damage occurs.

The guy trashed it within one year and did 100k worth of damage.

Just depends on the outcome you are hoping for and how much brain damage you can handle in the process. 

The 2 elements of why this strategy is better is that if we compare both loans at a 75% LTV the rate on this method would be lower. 

He said the bubble is there and their landlord has not called a plumber to look at the damage.

(I own 150+ homes) It's the water running down the exterior walls that does the most damage over time.  

We stopped renting our carts due to liability and damage its not a matter of if but when you will have a liability issue and damage for us the risk doesn't outweigh the reward(s)
