I agree, its easy to say oh I want cash flow, but ultimately, most of the gains are made with appreciation and principal paydown over long periods of time. 

So a room used for laundry that is 100 sq ft (quite common) costs the owner about $72,000 over the course of a decade (in today's dollars). 

The junk removal is costing over $750 per dumpster, and they said they need 3 or 4 of them, I also have to pay extra $400+ for labor.

if you net $150 in month 3 over and above all your costs for that month, is that profit?

They currently have over 10 under construction in the Los Angeles area.

If you base your tenant charges on the historical average, you should come very close to collecting the entire amount over a one-year period.Charge a higher rate.
