I am sure there are lots of "fuzzy" ways to compensate them but this seems like a clean one. 

Now dont get me wrong purchasing power is something else all together.

But you also have to subtract utilities, turn costs, starting items (kitchen and cleaning items you give them), and furnishing upkeep/maintenance.

This means that theoretically, you could afford purchasing power of around $660,000 if you have $100,000 for the down payment.

While no properties actually flooded, the entire area was a disaster - roads destroyed, rescues, loss of power, and loss of safe drinking water than lasted for two weeks.  

I just clean out units , mow grass and snow plow.  

The STR in my primary residence is actually an apartment that I don’t live in and I have a cleaning staff for that house anyway.  

My second slow season I decided not to rent it out because the propane bill to heat the home wasn’t worth the hassle, this last slow season was record snow and many homes lost power and heat for several days, it was categorized as a natural disaster.

I am in a similar situation to you in that I am in a 100% commission sales job and the number of deductions and the whittling away of your effective tax rate is very powerful once you can wrap your head around the numbers and the big picture.

He has someone clearing it out and is mostly vacated now leaving pretty clean actually.. so all good i guess, just have to start the screening process and hope to fill for Nov 1st.Thanks again
