Some of my biggest issues finding someone were from the trusted vendor retiring or limiting their business.  

Property taxes and insurance are typically the two biggest recurring costs.

I have owned in both areas with no issues and good revenue. 

This economy of scale will volunteer the biggest disadvantage of adding an ADU.  

I think the biggest difference compared to traditional syndication/reg A/Reg D is that you don't have to be accredited to invest in fractional ownership (at most fractional companies at least).

If you have commercial experience and are an excellent asset manager (managing the property manager, driving revenue, reducing expenses,  managing GCs)You wont just provide value to a sponsorYou will be highly sought-after after by sponsorship groups.The ones worth their salt know how incredibly valuable a strong asset manager is (and how much work it takes)So if you can bring that skillset, I have a feeling it won't take long for you to find a sponsorship team. 

Unless your rent request is higher than whay they will pay, then the tenant needs to come up with the rest.The tenant and the screening process if the biggest part of the equation.

If you hold both (the second for wildfires because of the garage), overinsure.Your last post said you were trying to avoid headaches and these are both guaranteed to be emotionally draining and the biggest headaches based on your description of the upkeep on both, but I get it.
