I would add to your lease things like no excessive overnight guests, parties, if they drink alcohol On occasion to keep it in their own area and not common area and not to do it around others.

I think licenses required for having food/beverages/alcohol served on the premise, even if not directly supplied by you, will also need to be considered.If you proceed, you might also consider allowing other events as well, such as corporate retreats/functions.

The lesson here is that you need to specify everything or plan on receiving something you did not want.No Drugs, Smoking, or Alcohol on Site - I've kicked multiple contractors off sites because the workers or the supervisor showed up intoxicated or stoned on drugs.
