The issues I ran into was the local market was already flooded with STR's and in order to be profitable you had to stand out with a home that was either near an attraction (ie great view, Garden of the Gods, Downtown, or a College) or the unit had to have amenities (Hot tub, Instagram Wall, Pickle Ball Court) that would place your listing far and above other similar listings.I think you should strongly consider if you more interested in moving away and starting a life somewhere else, or in creating a cash flowing investment to supplement your income?

This leads to the main point of this post which I hope results in hearing other's point of views on the subject.  

Use every avenue to find deals, direct mailers, realtors (I know there's a view that you can't find deals with realtors but if you ignore realtors you will miss out on pocket listings that do not show up on the MLS) Wholesalers,.....3.

For the bulk of my real estate service career I've sold Oregon Coast property and STR vacation rentals with ocean views and occasionally oceanfront locations. 

Assisted living and hospice are similar but my view is different With regard to being considered residential. 

Generally ag land requires 30% downpayment so you must have found someone that views it as a residential property.

I used to list solely with Airbnb, then  added VRBO just for kicks, and ever since, ive been having bouts of issues i.e. syncing issues, scam inquiries, sometimes the app doesnt load or says error when trying to view messages etc.
