I'd let the tenants know how this is what Renters Insurance is for, call out the section lease where clarifies this is 100% on them..... and let that marinate for a second until notice they feel it and own it, THEN jump in and say "BUT, your a great tenant, we appreciate you, and want to help, and in thanks for working together to get through this bump I just sent an e-mail of a new television we'd like to offer, please let me know if that works and we will have it all paid for and ready for your pickup at the store".

The problem is their credit is low in 500's so they are having a difficult time with the applications at many rentals.The backstory is husband is a 10+ year Marine veteran injured in Iraq who retired due to those injuries and his wife had cancer the Military hospital was unable to care for his wife so to save her they took out massive loans for the medical bills.My heart is hurting for this great family and I’m trying my best to help.
