Hey Bigger Pockets Team - I have done some research on moving my 401k from corporate America to some form of self directed venue.Like Dirty Harry - I am looking for THE GOOD, THE BAD and THE UGLY!

@Andre Harris look into attending the monthly ACRE and REIA meetings.

I also look at the payout ratio to get an idea if the dividend is likely to survive an economic shock.

But this is more evidence that continuous work by Army Corps of Engineers and Harris County Flood Plain management, and who-knows-what other agencies, is having some impact. 

I think if you can learn a lot of the tricks of the big ticket trades, plumbing/electric/HVAC aka fixing the common problems, then you can survive a lot of costly service calls.  

Found the obituary and they must of still been close as him and his wife were mentioned in it as being survived by. 

I can survive on my own without a job now if I want but I'm certainly not going to be living high on the hog if I do.  

Maybe I need to be more specific in my question, lets say I'm going for the BRRRR strategy how different it will be from getting an Home-equity Loan instead of Refinance, talking about time, hassle and amount of capital that I can get back.Thanks @Ron Harris I did a little of research and though about getting a HELOC too maybe I should add that option into the comparison too.
