I am definitely most hung up on trying to outline a good process/workflow for the buying process from negotiations to closing and everything in between.

I just went ahead and paid him for the $13k he requested because he explained to me what he was doing with the money and how that will affect the overall workflow if I tried to decrease any of that amount.

Even though you have different Apps for each of the below individuals, usually they will come through 1 or 2 Apps in which you can create workflows that easily distribute the individual into the right app.  

Through google sites I could establish a workflow system that residents could fill out and like you said, it could just be emailed to me.  

The last day of the work shop they really do give you some good deal work-flows.
