Personally, I would never live in PHX, but that is all personal biases (I prefer seasons and greenery), and clearly lots of people choose to live in PHX.At the end of the day, I would argue market selection almost only comes into play when you are talking assets that cater to institutional buyers that have to get investment committee sign off. 

I selected Lewiston for the post as I didn't see an Augusta option, but I do work all over the state.It was my family's property management business that brought me to Maine and sparked my interest in and passion for helping investors achieve their goals. 

I think the main points would apply to you as well.STR is great, as long as you go into it with eyes wide open and reasonable expectations.

I am having a little trouble understanding this, as I thought that if a double wide was built and then brought to a lot as brand new.. not having a used one that has been lot to lot.. and immediatly tied down to foundation (slab). that it would then be seen as real estate, and not manufactured? 

market rent increases has been very small in my sub markets (I suspect near flat metro wide).Ideally the property appreciates and historically it is true.
