We video taped the conversation where he had admitted to smoking and said it wouldn't happen again (I didn't even bring up the weed issue)At 2 AM, sure enough cig/weed smoke drifts up through the vents. 

I'm shocked they get their tenants to spend an hour going thru a 20 page lease.Again, though, unless you're videotaping, thats still not going to be sufficient to prove that you talked about it with them on a specific point.  

That course had a video tape of people who invested in liens and those were interesting to watch - but overall the course was too generic since it could not cover every state or county. 

I've heard an amazing number of stories change as soon as people learn the incident is on videotape.

I would love a videotape of the conversation with you and your wife when you realized all the other options to save the kids weren't going to work.

But hopefully this is dictating OK and I'll just add  that their latest "new house rule" was conjured up by my recordings of the vice this man allowed to thrive in this building at least three heroin dealers arrested by local police and even the FBI, one of the sons arrested in 2012 for selling A gun, just a few months after taking wire cutters to the electrical closet in the building trying to figure out how to turn on his own electricity… Forgot to mention he and his family haven't paid common charges in over 10 years and yet this former management company under the helm  of Lou sent me a letter threatening my eviction for having less than adequate proof that this idiot actually did this… In fact I almost have a confession on video tape but that wasn't enough for the police to do anything,  as the police actually asked me that day when I called them "but did you actually see him do it with your own eyes?"

This way both parties can check each other and no one secretly wiretape or videotape anyone as a policy without it comming out almost immediately as the VP would keep the pres in check from any and all illegal activities.
