Great list - one thing you might want to consider adding is comping propertiesA lot of us use excel spreadsheets that VAs can easily use to fill out for each property (listing all pertinent info from how many beds/bath to what was recently sold in the area)Another one would be managing craigslist postings (tracking posts/responses or putting up new posts)

Both, your ability to qaulify and staying under your entitlement.Look in the yellow pages for mortgages, most banks do government loans as well as many mortgage companys.....pick one, call several, but you won't find much difference on VAs.

Due to the VAs loan entitlement limits I can purchase up to $312,000 without a down payment.My home has gone up in value quite a bit in the last 2 years and I believe (will obviously get an appraisal to know for sure) it is worth $205,000.
