@Jade Frank I agree with what @Dominic Mazzarella and others are saying here, but If you find the downside outweighs the gain and you ultimately decide to sell the property, Since the property was held for investment use it would qualify for a 1031 exchange.

Ultimately, the flood insurance costs and my lack of experience evaluating AE zone risks led me to pass on this deal.

If you ultimately decide to proceed with an LLC or any entity for that matter (particularly an entity that is a deed holder), the name you select can have unintended consequences: The entity name matters for bank paperwork, claims that are brought, lien filings, deed recordings etc.

Whereas you are promoting it I am assuming that you are offering properties or services there?

Are you promoting some sort of mastermind and using that to get investors to join your class?

Emphasize how this arrangement could work to their benefit, offering steady income, avoiding a traditional sale process, and giving them the freedom to move forward with their plans such as buying that sailboat and sailing around the world.If they ultimately decide they’re not interested in selling, you’re still in a great position to continue your search and buy your own property in the near future.
