I ended up buying the Kenmore brand from BJs a month ago with extended warranty and replaced all my beachfront properties because they have ceramic coated grates.

I think the days of a fresh coat of paint and some laminate floors with nice landscaping isn't going to get the job done these days.

The painter mentioned that reattaching/replacing some panels and applying a new coat of paint on the exterior would prolong the life of the home.I bought the home for 5% down and I am renovating the property with the intention of getting it reappraised to eliminate PMI.

There is no sugar coating  section 8,  its a specialty niche and one Earns every penny they make in that niche.

So its really cool big parking lot recently seal coated..  3% annual lease raises  they pay taxs insurance and landscape etc etc..

I'm thinking I may need to seal/coat the exterior walls - one person I talked to thinks moisture may be coming in from the walls and getting sucked into the soft bricks.

I'd suggest not noting things like "stabbed coach with a knife" and instead "7" long cut in left cushion of couch" and "4 sq ft area of carpet under den window coated in an unknown substance that stained the carpet". 

After determining and correcting the source of the excess moisture paint using a coat of Killz in that room as a primer. 

Key going from stain or plastic coat trim is sand primer sand and then paint.

Even then there is some prep work and it may take multiple coats.
