We do not invest in the city of Newark area because of the difficulties with the rental permits, but also because of the new requirements of fire suppression systems in all renos or new construction which can be very expensive.

Suppression of expenses could mean more deferred maintenance.  

I'm not sure if there's an alternative, but I'm working on creating a home in CT and there is NO requirement to install a fire suppression system, but I'm doing it anyway. 

Ended up costing around $70k to upgrade fire suppression system, fire alarm, new drawings/calcs, drywall work, etc.

She has a suppressed immune system and since Vegas is such a melting pot destination we didn't think it was worth the risk. 

Also, as a result of the lack of investor interest, and headaches, and taxes in this market, prices are artificially suppressed (again, helps buyers).

I would also find out ages on key systems (roof, HVAC, electrical, plumbing, fire alarm & suppression) and estimate initial/short term capital outlay accordingly {If you get to an accepted offer, you'll look at these things in more detail}Are all units separately metered for all utilities?

If the store fronts are/were restaurants, check to see if they still have the hoods and air flow evac systems and fire suppressant systems.
