Did you keep some coverage in case of major lawsuits? 

Homeowner insurance provides coverage for owner-occupied property.

I have supplemental insurance so I am of the mindset that they should get rid of this bogus insurance and lower my host fees..

I would caution on having a high deductible / inadequate coverage policy with a property in Athens.Dan, a comment you made that I don't concur with is the cap ex on a new build of 300/month, unless it was a low quality builder (I have no idea who the builder on this property is). 

SMS can supplement this strategy but shouldn't be relied on as a long-term strategy. 

Supplement this far simpler entity approach by ensuring you have appropriate types and levels of insurance, you operate your business in a manner in which your conduct is not considered an exclusion in your policy, you work with licensed and insured vendors, you execute contracts with indemnification clauses with these same vendors/ require additional insured status &  maintain appropriate licensing and permits.

This dealflow is then supplemented with deals from the broker channel.The broker channel will get leads in the door quickly, but they are usually of questionable quality and loyalty.

@Kenzer Hodgson For your STR, an umbrella policy can provide liability coverage, but an LLC offers additional asset protection by separating your personal and business assets, which can be valuable in case of lawsuits or audits.

Thank you in advance for any help One thing I've seen with policies through NREIG is that investors have basic perils/actual cash value coverage only and aren't aware.
