The question is do I rent to students or corporate?

He's doing the "student army" approach to get deal flow (across the nation) just as many other educators are. 

I learned this first hand selling courses to some very active 2nd lien investing students.

Possible student rental, but not ideal time to rent to students.

I could never guarantee that every student would find a deal but we have so many success stories and people have switched from investing in MF, MHP, Storage to office, retail, medical, industrial etc.   

And what I've found is that students who want "free" training won't put in the work.
