IRS criteria shift and move.  

What would one of you suggest for a medium term operator whose tenants may be over using a specific utility like gas or electric.

The guy is meeting the rental criteria income wise.

Don’t use that in your criteria.

I've got a good amount of deals I could probably send him to get the 10k each, assuming they fit his criteria, they don't fit mine.

But from my understanding, the captial gains exclusion has two main criterias - you must have owned the home in the last 2 to 5 years and must have lived in the home in the last 2 to 5 years.
