I once watched one of them take used book shelves and put them along 1 wall in the dining room, added new trim, a few doors and hardware, and POOF it was a built in buffet/hutch! 

Anything unde $200k is still flying off the shelves (because total payment is often less than apartment rent and certainly less than house rent. ) and you may get more than you think, though I do think townhome and HOA will hold you back a little. 

The issue is inventory is flying off the shelves before I can even go see some of these props let alone put an offer in.

Wire shelving is easiest.

Can you put a few small plants (I used fake that looked fairly real) in those bump-out windows with shelves? 

I designated shelves in the refrigerator and shelves in the kitchen cabinets for their exclusive use.  

However, if you're pretty sure the owner's in "trouble" try to determine her "zero out" price on the house, when you view the property look on all closet shelves and kitchen drawers to see how many late notices from the light company, cable company, Sears, Master Charge etc are sitting around.

Not a week passed after that where I was not laden with fresh fruits and vegetables!

An inspection of the structure would be in order, untreated water damage can lead to a variety of problems, including staining, warpage, deterioation of pressboard(cabinets and shelving), mold, termites and other critters.Water is broken up into three categories when determining the effects on a structure, and what is needed to be done.

I may even try to install rolling shelves in my cabinet.
