Assets identified in this study include:Standard windows and doorsInterior ceilings and wallsBasic plumbing and electrical systemsBuilding structural elementsBasic HVAC componentsThis engineering-based cost segregation study included the following methodology:Physical Inspection through a site visitDocumentation review including architectural plans, accounting records and construction documentsA cost analysis which utilizes engineering principles in order to allocate costs to their applicable asset classificationsCalculation of the depreciation schedule using MACRSAs a reminder, bonus depreciation started to phase out in 2023.

We then export this data into an Excel spreadsheet to review metrics such as average occupancy, daily rates, and annual revenue for that specific property type and location.We'll also look at the top-performing properties in the area and analyze the amenities they offer, their location, proximity to attractions/beach etc.

Behind referral on on-line sources like Next door, Google review, FB marketplace, etc.  

I saw dealmachine looks cool but the reviews from others here on BP have not been positive so I have stayed away for time being.

I recommend you speak with a lender about reviewing whether you could qualify for a loan prior to making an offer, as I've seen these kinds of things blow up.

There were only three reviews about them on Yelp and they were negative as well.
