Further to my query about legalities and licencing for collecting finders fee - aside from the courthouses does anyone have any good resources for finding notes in Canada, more specifically in the Toronto/Ontario region?

My real query is, is paying it off and netting 1200 in rent for 15 years more lucrative than pulling out 40k and collection 450 a month for 15 years.

Your thought to query property managers and rental property owners in the area is a good one.

You can also get an agent to query the MLS for cash sales, these are almost always investors.

Hi Paul, It would be a whole lot easier, if you can get access to your local Multiple Listing Service, to query on who the cash buyers are.
