Might help to lay some of those items out so you can develop an attack plan to get your building leased up.Think of some complimentary businesses -- if you want to put another hair salon on one of the floors, have a hair salon on floor 3, or possibly have the 3rd floor dedicated to hair/body care -- IE build out 500-600 sq ft to one hair stylist wanting to go out on his/her own - get an esthetician to take additional space, a massage therapist, pilates or yoga studio, physical therapist, etc-- have them all on floor 3 if you have the room or floor 2 etcGo visit your insurance agents in town, accountants, attorney's, sell them on moving to your place, have lunch with them, take them coffee/donuts etc - sell the place yourself, I certainly would not pay marketing for a broker nor sign an 18 mo contract with one.

To me what comes to mind are sole proprietors that need temp space for their startup ie new yoga instructors -OR- seasonal businesses that need a short term commercial lease.

But you can really scrub down what you need so the download bill is not so hefty.The real cost is in bulk mail so you want to make sure you really choose an "industry specific" bulk mail company vs. a generic one who does "everything for everyone," like mailers to a neighborhood that a new yoga studio just opened.I've been mailing property owners since the '90s and made just about every mistake you can make.

I used to try to talk him into expanding into a rental empire, but he never found it that interesting, so I'd make plans of my own in "make believe land" :) I've been researching rentals and investing for 20+ years now.I am very interested in getting an income that's somewhat passive of about $90K+/year through small multi-family homes within the next 10 years (if possible) so that I can pursue other interests with my wife related to yoga/wholeness and Christian ministry- we love that stuff and I'm both a pastor and a certified yoga teacher... just to keep things interesting

We can only find 2 other medical spaces for rent and they both are either for single individual practise or huge medical group.
