Fix the roof, stay here and sue the city to revoke the section 8 rentals license (the details are for another thread, but I think I could make a cogent case as many neighbors view the house as a nuisance and the police have told us they KNOW who they are…).

If she really wanted to cover her bases she should have documented the dead limbs that posed a risk by taking photos as well as having an arborist inspect the tree and provide her with a letter stating that the tree posed a nuisance or a risk in their professional opinion.

In any case,  while the animal is not a pet it IS considered an extension of the tenant,  and thus any behaviors it does like damaging carpets/furniture/barking/making messes which cause waste or nuisance can be used to file notices against the tenant just as if they themselves were doing those actions.

Theyll take care of the nuisance landlord headaches, but you'll still own it (a good thing) and be on the hook for major repairs like roof and HVAC (a bad thing).
