And, even then, hitting your rate target would still be extremely challenging unless you were paying points up front, in which case it would probably make more sense to just try to put in a bigger down payment (or pay down the balance if refi) instead and get better terms naturally offered at the lower LTV.

They are not / were not instrumental in prices going up or responsible for the housing shortage.Builders just haven't built enough houses to keep up with natural growth.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

I have the same dilemma and can't find a rock solid tool without spending 100's of hours building mine...much appreciated.
