A two bedroom 1,300 sq ft cabin is going to go for way less than a 2 bed, 2,400 sq ft cabin.One of the issues out there too is that some are setup as legal 2 bedroom cabins because of the septic but then they have lofts and such that allow you to rent them out as 3 or even four bedroom cabins to improve the rent.You mentioned one nearby you with a similar layout.

Its much harder to turn a property around in 6 months expecting to have 100% of your money returned back to you - but if you focus on the right property focusing on highest and best use with an ADU add (like mentioned), in-fill/lot split, or other rehabs - then hopefully a semi-decent property like that will perform like a champ in a few years.

@Jimmy O'Connor I noticed that only trendy bars and coffee shops was one of your top mentions… I think you should also consider school district - at least when it comes to building a rental portfolio in these areas.

The first guest that I mentioned went through the full eviction process and left before being removed by the sheriff.Since I’m telling stories here, I’ll also tell you that I am one of the rare hosts who has successfully evicted a short term rental guest as well.
