All for a sign as long as the property looks occupied...leave shoes near the front door, have exterior lighting, and at least a RING camera. 

So I wouldn't make a selling decision lightly (or a rental decision) and I am really loathe to give up a good property with a rate that may never be had again.

A few notes on your comment to this aged post thread to shed some additional light since you don't know much about us...Aloha Capital has funded over 3,000 loans since 2015 on nearly 1 billion of residential investment properties and to date has ~ 0.4% default rate.

Seems like there are a lot of individuals in this boat  -  especially in my sons line of work  - which is lighting and tech for special events and music tours.

What type of lights do you have that are $250 more than usual (was this over the course of a month)... 

Real estate is not something you can do "lightly" and do it well. 

Put $10-15K in to get a brand new kitchen, refinished hardwood, recessed lighting, and brand new bathroom.

And I can see why the different offerings (some stock light, others heavily) make sense.

The original intention was to do a light cosmetic rehab and rent it out.
