The last one on this offering was in 1/19/22.Thus this begs the question, should they have been raising money in 2023 without a qualified offering?

Hello, I have been doing commercial new construction (steel Div. 5) for the last three years or so.

STESSA HAS GONE DOWNHILL IN THE LAST 6 MONTHSI've used them for about 3 years and was very happy.

The 10-year treasury is currently sitting at 4.62% as of 1/24/2025 up from 3.73% on 9/13/2024, reflecting a 23.8% increase over the last 4 months (Source).

My husband is prior service, and our last duty station was Drum. 

If you live in the property for at least 2 out of the last 5 years, you could qualify for the Section 121 Exclusion, which allows you to exclude up to $250,000 ($500,000 for married couples) in capital gains from taxes. 

Then the last piece to my puzzle is I am expecting to switch jobs (from a W-2 to a completely different W-2 with similar pay) in the next month or 3. 

When I check local real estate listing it’s evident that a number of these properties for sales are former airbnbs that were purchased in the last 2 years and clearly are not worth holding onto for the owners.
