They are PIAs complete PIAs to get to move out once you've taken away fear of loss at the court house steps.

Seen more times than I care to count difficult HOAs find their management company drops them like a hot potato, typically leaving the community in the hands of the most PIA members living there.

One bad tenant will change your perspective permanently...they are a PIA and can be very expensive in lost rents and evictions.Call references...the current landlord may lie to your face to unload them on you, however the 2nd and 3rd references on their application will be more truthful and paint a more accurate picture.

I rarely have any luck getting anything useful from rental offices of apartment complexes.They rarely have personal contacts with the renters and really can't tell you if they are friendly or PIA, along that line.

If a property is structurally sound, you can update the mechanicals (which can be a PIA, just because the things we want in homes today didn't exist 100 years ago).

Some tenants are needier then others,  I do try to get rid on PIA s  during screening but it isn't always evident.
