It’s kind of like being a very well paid virtual assistant lol.It is sad so many people continue the 9-5 grind when if they just pay attention a little bit, they could be making money in real estate for themselves in no time.

Things I would like to include are cameras in common areas, Inspection, Cleaning, Noise, Parking, Personal Spaces like fridge and cabinets space, bi-weekly rent collection.Please reply if your near Charlotte, NC for a free lunch. 

For instance, I was looking at a property for STR in a town in VT and the realtor explained the town passed an ordinance preventing repetitive short term rentals of properties because of partying and noise violations. 

Polite and their very rare parties were not wild - no noise complaints or anything.

I had a similar situation with a tenant who kept complaining about noise in my fourplex, specifically bathroom noises from the upstairs unit.I told her I didn’t think she was happy and that we probably chose the wrong apartment for her.

The past years as the ave selling price grinds higher and higher has been one of sellers are spoiled silly and aren't open to negotiation. 

Doable but very hard to do with limited time, specially at first when its the hardest grind.

I'd recommend to first look at where you'd like to invest it to see if it's feasible or if you need to adjust your buying criteria.If you're not in the market for something new then I'd look into adding an ADU on the lot and upgrading the windows on the main unit to triple pane glass so that the noise doesn't bother your future tenants.
