Nothing's foolproof of course but it's just another link in the fence. 

Looking at past investment experience isn't fool-proof either.

If you only own one property, it's probably more complicated than it's worth.LLC's are for liability protection (and not fool proof in that regard), not for taxes.

Other members will be quick to point out any mistakes you may have made, but it's a foolproof way to ensure you will at least break even through this deal.

Now of course, nothing is fool proof in life, but I promise you will be much more successful in your requests of people's time if you are SPECIFIC in what you're looking for.

There are no secrets in RE, no magic strategy, no fool proof program or system that works for everyone all the time.

I'd like to respond to a few things mentioned:The OP: Analysis Paralysis: It isn't "fool proof" but I would encourage you to more clearly identify your investment goals and criteria.

Most jump into it because of the success stories, having no real clue what they are doing out there thinking that its fool proof...There are many fools in Real Estate.

I have heard enough horror stories on dealing with rental properties from other investors and my own parents that i do not want to go down that road unless a fool proof plan was laid out for me by an experienced investor.

I sense that you are reluctant to go into real estate investing unless you are sure that everything is foolproof.
