No feces or discoloration or odor was noticeable.Within 72 hours I offered to change the carpet immediately but she didn't want us to enter the unit until she hired a company on her own to evaluate as she claimed there is ecoli probably but the company did the test and ecoli was negative and now they are claiming we do negative air filtration, Remove the affected baseboards, Remove and haul away the drywall / plaster from all the affected areas, 2’-0” high and 2’-0” passed the visible water damaged stained areas, Remove the toe kick from the master bathroom vanity, Use a low pressure rinse with a biocide solution to disinfect the affected areas, Set up dehumidification and air movers to dry the affected areas., Final swab testing is recommended at the end of the cleaning.Once the above has been performed, it will then be oaky to install the new carpet and padding.Am I obligated by law to do all this in addition to the steps I want to take.

Wouldn't it be great if you could bring some swatches to the house to match up against your carpet and then somehow spray that color on to the discolored area so it brings it back closer to the original color.It wouldn't have to be perfect either.

beautiful kitchenhanging cabinets are outdated, imofireplace is nicescreened room is greatrooms are greatbath - caulk the right sink, it looks off. the cabinet is older, but looks goodthe backsplash is too much. too much stone. looks weird in the small bath.pressure wash the back of the house. the brick by the screen porch is discolored.

Brick duplex on a crawl space (never seen one before. seen either vinyl or wood) 2 section 8 tenants (7 yrs, 5 yrs) asking price $75k (assessed value at $29k) current rent - $1,400/month = gross - $16,800 insurance (guess) - $100/month (could be more) = $1,200 taxes - current year - $2,500 (most have been $4k) will have to use PM since it's 30 mins away - $150 per month Repairs - $100 month (average) no immediate repairs, they seem to be happy living in clutter and nicotine discolored walls according to @Joel Owens formula:gross rent - $16,800NOI = 16,800*.4 = $6,720CAP = $6820/75k (asking) = 8.96it's a C area, but not warzone. that whole town is that way. it reminds me of flint (great at one time), but without the crime.Basic formula:15 yr ammortization, 5.25% apr = ~$466,expense of P&I + PM+repairs+insurance+taxes (current) = 466+150+100+100+208 = $1,024Rent = $1400Profit = $376 = $188 per door

I would go with sanding the floors and staining , since I believe that any/most chemicals you may use you run the risk of having the chemical discolor the floor.

For example a leaking roof isn't very hard to notice if a proper walk-though was completed (discolored ceiling paint, patches, cracks, etc).
