They shop around for me and find me the best deal.

I would shop around. $30k in reserves seems a bit high since you already have $650k in reserves.

They seem to be electronic brokers that will shop for insurance in a pool of carriers.

Then start shopping for houses, don't engage in FOMO or real estate agent pressure. 

You can try to shop with other lenders but you need money in reserves and for closing costs.

It was all really quick, and the time to complete everything happened a lot faster than I expected (which was a good thing).I was worried at first that I had to use all the partners that Rent to Retirement had, but it was really easy for me to shop around for different lenders with different terms and rates, insurance providers, and property management company.

Maybe 20% is too rich and it's cheaper but I've never shopped property managers.Estimating an additional 10% for vacancies and 15% repairs.Fixed expenses + PM + 25% for vacancies/repairs = $37,996, or $404 left over.Now I'm torn because I could put estimated proceeds ($200K or so) in a fixed income investment and earn that today without doing anything.BUT, it is nice to have the US address as I go international, and if I wanted to come back I'd have a property.
