FYI if you win a civil suite a person can get a judgement and with a judgement comes ability to garnish wages, attach or confiscate assets etc etc, and it's is not easy to have removed not to mention impacts on credit.

I also just *love* the part where the government takes even more of my property rights away from my property that I own and belongs to me and.... oops, I mean the property that used to belong to me but has over time been confiscated by government, although they generously allow me to pay the mortgage, insurance, taxes, repairs etc.Welcome to the Socialist State of North North California.Rant Over.The unintended consequences will be that marginal tenants will now not be approved and will have even more of a problem finding housing.

Makes sense for some foreign investors who don't want to send that cash back to their country where they have high inflation or risk of confiscation, but for real local investors, that kind of rent doesn't work well for most people.If you are a recent buyer, probably makes even less sense.
