Changing PMs is probably not the solution to your problem, and will likely create other problems. 

Also be open to knowing that you are acquiring a series of problems.You're in the solution business.

Even with a shared bathroom and living room, your place is likely much nicer than the average extend-stay motel, so if your rents are competitive, then you can likely serve this avatar.You may find that a 5/2 is an acceptable temporary housing solution for a family displaced after an insurable loss (fire, flood, etc.).

Sharing experiences and pooling knowledge might uncover creative solutions you hadn’t considered.While it’s frustrating to feel unprotected, focus on taking strategic, proactive steps.

There's a few different ways to focus on a lower rate such as with house hacking and making the investment your primary residence, requesting a significant closing credit from the sellers for standard rate buy-downs (which I've had great success with recently), or utilizing lenders who offer short term rate lowering solutions such as 2-1 rate buy downs (again, ideally paid for by the sellers).

A better solution, in my opinion, is not to rely on wholesalers,  as not only is it a dying breed due to the sheer incompetence they exhibit due to gurus' wrong instructions and teachings, but, wouldn't it be better to generate your own leads through a high performing website?

Speak with someone you know in leadership or on staff and express your interest casually.Frame It as a Solution: Highlight how purchasing the property could be mutually beneficial.
