There are some exceptions, but the HOA dues normally kill your returns and there are all kinds of other issues having tenants living close together. 

The clear solution is to simply follow the eviction proceedings as you normally would.Here is one legal sensitivity you need to be aware of. 

For flipping I would also normally not recommend adding an ADU.

@Andrew Steffens I think that most markets have normalized to give an 8-12% cash on cash return.

We normally have our area manager Cameron over for lunch at the property he takes such good care of.

So as a newer person in an area if you want a lot of bids before you close you'll normally end up with the more expensive guys or the ones that don't have work at the moment (usually for a reason).
