I agree with @Michael Baum.I recently had a guest who lit fireworks and put the hot shells in the outdoor trash can which started a fire and burnt up the garage door, stucco, and facia before it was put out.

This included adding a video game system (retro PacMan), adding central A/C, rehabbing backyard space to include life-sized outdoor games, grill, firepit & seating.Before hiring the PM, I did a thorough competitive analysis to determine where I could feasibly land revenue-wise if the property was fully maximized to its potential within the existing constraints (location) and with the PM fees.
