There is more beyond merely setting it up though involving the operating agreement, separate accounts and books and no co-mingling and many people don't keep that piece maintained too well.

I wouldnt count on many shops paying for your licensing/courses in this environment; most are laying off rather than hiring, and the ones that are hiring are looking for producers with volume/a book to bring over. 

Look into tools like CoStar, LoopNet, and ARGUS for commercial property analysis, and consider books or courses on underwriting and market analysis.
