I just left Tokyo a few weeks ago, had been there 6 years this time. 

My wife is Japanese (we live in Tokyo) and I want to be sure she will inherit all assets in the US.

Decent stable areas in the Tokyo suburbs are seeing more like 6-7% net which is still great because you can borrow money for investment property at 2% or less.

@Joel Owens  just look at Tokyo they are way ahead of us in tiny homes they make and build them in all different configurations.One of my partners is building some on one of his subdivision in central ORegon.. about 5 of them will fit in our aircraft hanger he can build them there then move them on site.

About 25 years ago a broker friend spent a month in Tokyo and said they were doing it that way. 

Benioff counted four signature towers in London, Paris, Tokyo and San Francisco, with the latter still under construction.

This has less to do with effectiveness of remote work in general, and more with outdated practices for hiring and motivating the right employees who will be successful in that kind environment.Also, a new generation or two of workers that are brought up in an environment where tele-commuting is a real and viable option, will approach it differently than someone who was office-bound for the first few decades of their career - suddenly getting the option to work from home makes if difficult to resist the urge to party til the music stops, as it were.Having lived both in a small town in France, as well as in Tokyo, Japan, I can attest to the fact that cities both large and small can be made extremely livable.
