It sat on the market and dropped in price a couple more times at which point we decided to make a new offer.

We refinanced and cashed out all our renovation budget plus $5,000 and actually kept monthly payment the same as rates had dropped.

And yes, there is a risk that your rates would go up or they can drop you - but unfortunately, many insurers in that are may already be planning to exit the market or raise rates on everyone to make up for loses.One thing to note about a claim like this, insurance will usually pay for repairs to the damage caused by the problem, but not fixing the actual pipe that broke.

But those are rare in DFW. 

On the complete team thing. yes it does exist BUT it's VERY rare. 

They have dropped the ball on me and my businesses many countless times in the last year or so.

They may sell in a few years when interest rates drop or keep it longer term as cash flow on the property improves!

Could happen but very rare. #4 See everything you plan to buy in person. 

Rock that for about 12 months and add some equity and then you could refi out to conventional so as you pay it down in the future the mortgage insurance will drop off.
