Having a poor experience with a PMC prepares you with what to ask a new PMC. 

When you sell, interview as many as you need until you feel very comfortable with the one you decide to work with.real estate is a big investment, and for me it's long term, I don't want to have buyer remorse because someone isn't as knowledge as I like.when I was younger,  I was more willing or less experienced,  today I want the same level of knowledge as I offer when I help someone with their tax planning or when I prepar their taxes.....Show me your high level of knowledge,  you are hired.

So I've been getting into real estate and found out about wholesaling and I'm 16, I've been studying and taking notes about the fundamentals and basics of wholesaling, I've decided to start saving up till I'm 18 for when I start wholesaling to be prepared.

I'm trying to prepare incase this is true.

Let's say you spent a month on the initial preparation: cleaning, painting, shopping for furnishings, assembling IKEA furniture and so on.

I believe that you don't get returns (failed to deliver) with bulk mailers so you don't know which addresses are bad.That's the simple stuff.My advice is to do various mailings that you or some prepares locally, that go out immediately, using 1st class postage.

Show up prepared, ask thoughtful questions, and take detailed notes.

Also, you need to be prepared to screen prospective tenants yourself and verify vouchers before committing to lease.
