For me it starts with a decent property, we repaint units, they are clean, everything works and at each turnover, I try and add one or two little improvements.

Since this has evolved into a 'when you should hire a PM' thread, I'll add one last thing.Austin, you make good points here, but I really doubt you have your annual costs nailed down so well if your PM uses the gross % + fees business model that most do.

The reason I picked this one over others is due to the following:1) Its syncs with Google/GMail & Calendar, and it has several "killer addons" for Gmail & Chrome, which is where I have all of my current contact info. 2) It only costs $15 per month, but, I believe that they have recently increased their initial price to $25.3) It's one of the only CRMs that is heavily centered around social media.

@Levi Perl great point by @Gregory Schwartz.We'd add one thing to his suggestion though, check out comparable rents on Zillow, Rent-O-Meter and at least one other source.
