Tenant agrees to comply with all duties required by Wyoming Statute §1-21-1204: maintain the Premises in clean and safe condition and not unreasonably burden any common area; dispose of all garbage and other waste; maintain all plumbing fixtures in a condition as sanitary as the fixtures permit; use all electrical, plumbing, sanitary, heating, and other facilities and appliances in a reasonable manner; prevent water pipes from freezing by turning off outside spigots, disconnecting hoses, and keeping the rental heated to at least 50 degrees; replace lightbulbs, air filters, water filters, and other consumables as needed; test smoke detectors every six months and replace batteries as needed; immediately notify Agent in writing of any defects or dangerous conditions Tenant becomes aware of; replace broken or cracked glass, no matter the circumstance of breakage, unless the Tenant provides Agent with a police report detailing breakage beyond the control of Tenant; pay to repair anything damaged by the Tenant, his guests or invitees, whether through intentional act or negligence; upon termination, remove all personal property and garbage either owned or placed on the Premises by Tenant and clean the Premises to the condition at the beginning of the AgreementCreate a policy and stick to it.

After all is accepted by the Housing Authority with the booklet, they will schedule an inspection where they come out and check a list of items including looking for peeling paint, windows open/close/lock, smoke detectors /co detectors / fire extinguishers all in the right locations, GFI receptacles in the correct locations, grounded receptacles if 3 prong (ground not needed if 2 prong), and the list goes on.

Add $800 for paint, floor covering and essentials plus my laborer for 2 days and my total cost was about $1400.I painted the 30 1200 to 2700 sq ft homes in Las Vegas with two helpers including ceilings and it never took more than two days to paint a house and that included removing all the electric wall plates, dropping ceiling light fixtures, removing smoke detectors, cleaning windows, installing new blinds, cleaning bathroom fixtures and it never took the 3 of us more than 2 days because I am good at knowing how to get the most from my workers like a Lakers coach knows which players to put on the court because the cost to do a paint job is not as critical as the time it takes because when I go to Las Vegas to manage a job I have to leave Los Angeles and my 20+ employees without my micro-management and "When The Cat Is Away The Mouse Will Play" if you know what I mean.I am a very difficult person to work for because I am 71-years old, a workaholic, a fast worker and when young workers are slow I fire them within minutes when they are working because I don't like to have to waste my time and stop the work I am doing to constantly check on my workers and I don't like to get emotional and have to keep correcting workers when they work sloppy and slow.

Change smoke detector batteries, new thermostat battery, replace furnace filter, look under all sinks, drain water heater once every year, look in the attic.
