@Andrew McManamon , unless your dad has a big budget and is willing to address all the issues, I would recommend to him that he cleans it and declutters as best as he can, neutral paint throughout and be done.

We've hired lots of new agents over the years and I strongly feel that its our responsibility to make sure our agents have all the information and knowledge they need to market and sell a property.To answer your question, in my opinion good marketing starts by working with the seller to make sure their property looks as good as possible (de-cluttering, minor repairs, fresh paint, staging.)
